KFC & Pizza Hut Singapore are leading F&B organizations with a prominent presence in Singapore. With over 140 restaurants across Singapore, we provide exceptional dining experiences to our customers. As we continue to expand and enhance our operations, we seek a skilled and experienced Director of Development to oversee the following 3 pillars: Real Estate, Projects Construction, and Facilities & Assets.



Position Overview:

The Director of Development is responsible for developing and executing the company's real estate strategy and managing all aspects of construction projects related to restaurant expansion, renovation, and maintenance, as well as overseeing the management and upkeep of restaurant facilities and assets. This role requires a strategic thinker with strong leadership skills, extensive knowledge of real estate practices, facilities management, and a proven track record in project management.

This Director will report to our GMs from KFC & Pizza Hut and will have a team of 3 staffing each in Real Estate & Projects Construction, together with a team of 8 staffing in the Facilities and Assets pillar.



Key Responsibilities:


1. Real Estate Strategy:

  • Develop and implement a comprehensive real estate strategy aligned with the company's growth objectives.
  • Identify and evaluate potential real estate opportunities for new restaurant locations, including site selection, lease negotiation, and acquisition.


2. Portfolio Management:

  • Manage the company's existing real estate portfolio, including lease renewals, lease negotiations, and property management.
  • Conduct regular reviews of lease agreements to ensure compliance with terms and conditions.


3. Construction Project Management:

  • Oversee all aspects of construction projects, from planning and design to execution and completion.
  • Coordinate with engineers, contractors, and other stakeholders to ensure projects are completed on time and within budget.
  • Implement best practices in project management to optimize efficiency and minimize risks.


4. Facilities and Assets Management:

  • Oversee the maintenance and management of all restaurant facilities and assets.
  • Develop and implement strategies for the upkeep and enhancement of physical assets to ensure operational efficiency.
  • Manage relationships with vendors and service providers for maintenance and repair services.


5. Budgeting and Cost Control:

  • Develop and manage budgets for real estate acquisitions, construction projects, and facilities management.
  • Monitor project expenses and implement cost-saving measures where possible.


6. Regulatory Compliance:

  • Ensure compliance with all relevant regulations and permits related to real estate, construction, and facilities activities.
  • Stay abreast of changes in local regulations and zoning laws that may impact the company's operations.


7. Team Leadership:

  • Lead and mentor a team of real estate, construction, and facilities professionals, providing guidance and support to ensure their success.
  • Foster a collaborative and results-driven work environment.



Qualifications:

  • Bachelor's degree in Real Estate, Construction Management, Business Administration, or a related field.
  • Minimum of 8 years of experience in real estate management and construction project management, preferably in the Food & Beverage industry.
  • Proven track record of successfully managing real estate portfolios, construction projects, and facilities management.
  • Strong negotiation skills and ability to build and maintain relationships with landlords, contractors, and other stakeholders.
  • Excellent leadership and team management abilities, with a focus on driving results and fostering a positive work culture.
  • In-depth knowledge of local real estate markets, regulations, and zoning laws in Singapore.
  • Exceptional analytical and problem-solving skills, with the ability to make strategic decisions in a fast-paced environment.
  • Excellent communication and presentation skills, with the ability to effectively communicate complex ideas to stakeholders at all levels of the organization.
