Premises Maintenance

To ensure renovated/completed buildings are properly and regularly maintained and to avoid large-scale repairs or renovation in the long run, the UNCT should establish proper operations and maintenance procedures.

It is understood that the responsibility for building maintenance varies according to the terms and conditions established in the MOA (if the premises are provided by the Government), or Lease (when renting commercial property). The ultimate objective is to create UN Houses/UN Common Premises that are self-reliant.

For more information and guidance, the TTCP has developed a scope of work, called Operations and Maintenance Support Information (OMSI or 'Building Manual') , to assist offices with establishing appropriate operation and maintenance manuals for premises. Said manuals may then be utilized in bidding and contractual documents for outsourced maintenance.

Common Services Management

As part of the UN House/UN Common Premises arrangements, the Agencies should form a Management Committee to oversee all Common Services activities (setting up specific funds, collecting the Agencies' contributions, claring obligations, financial reporting, etc.). Funds may also be set aside in anticipation of any renovation or extra-ordinary maintenance requirements.
